In today’s market, interest rates are fair and it’s a great time to buy! The problem? The market is hot out there and can be a stressful time when looking at homes on the resale market. We understand the pain of multiple offers and still no acceptance, paying for an overpriced home that you still have updating to do, and settling for a home that doesn’t meet all of your needs.

Instead of dealing with that headache, a great option is buying new! New homes pose many benefits including:

  1. There’s nothing to fix! You have many, many years before having to worry about a new roof, furnace, and any other large expenses. Not to mention, you have a home warranty while you get settled into your new home.

  2. There’s less competition with offers. The resale market is brutal and stressful, but new construction is not the same battlefield. With new construction, you can take the time to find what you’d like, make customizations, and make an offer.

  3. Depending on the stage of the home, there are options for customizing. During your home search, you may find a home that is under construction that you like. You can often make a few changes here and there depending on materials that have been ordered at that point in time.

  4. Updated floor planning, features, and finishes. There are many resales that are 20+ years old. While these can have character, be in a great location, and have classic features, oftentimes the floor plan is outdated. Open floor plans are a relatively new concept that you may only be able to find in newer homes. Not to mention, with new construction, the features and finishes tend to be up to snuff rather than the home you found that was built in 1987.

  5. You can also build completely from scratch! Maybe you really can’t find what you’re looking for in resales or new homes under construction, so why not build your exact vision? Find your perfect home site and let the fun begin!

  6. Save money as you only pay for features you want. With a custom home, you get the most bang for your buck because you’re not paying for features that you don’t like. With a resale home or a new construction home, you may pay for flooring, built-ins, or the like that do not suit your fancy.

New construction; building or buying can be a great option to consider as you search for your new home. The resale market is in favor of sellers, but for us buyers, it can be stressful and a long time coming until the somewhat perfect home comes along. Sometimes in life, the more options, the better, so don’t put new construction or a custom home out of the running!
