AVB was hired by the project co-owners, EdR and GEM Realty to be the development manager for this large project for the University of Tennessee. Our role as development manager was responsible for all project approvals, providing updates to the pro forma and cash flow statements, hiring the general contractor and getting the site fully ready for construction: including demolition and site utility relocations planning.

The project includes: five stories of residential, including 52 one-bedroom units, 65 two bedroom units, 56 three bedroom units, and 75 four bedroom units totaling 241,125 sq. ft., two stories of underground parking totaling 92,677 sq. ft., and 40,322 sq. ft. of common and amenity areas. The first floor residential includes frontage on four different streets and includes street-side, café-style patio spaces. This project, adjacent to the historic structures of the Ford Sanders neighborhood, will utilize brick, metal, cementious board and glass on its exterior façade. The underground parking and the first floor of residential is a cast-in-place concrete structure while upper five stories are planned to be wood framed.

The project includes significant amenity areas including club room, fitness room and outdoor pool and living spaces. This project was purchased by a third-party developer and student move-in which will occurred in the Fall of 2016.
