AVB was hired by the project co-owners EdR and GEM to be the development manager for the project and in this role was responsible for all project approvals, providing updates to the pro forma and cash flow statements, hiring the general contractor and getting the site fully ready for construction including demolition and site utility relocation. The project includes 242 units, over 40,000 square feet of retail space and two levels of underground parking in the heart of Athens, GA.

This project at the University of Georgia includes: five stories of residential including, 244 one bedrooms, 20 two bedrooms, and 2 four bedrooms totaling 211,315 square feet, two stories underground parking totaling 119,375 square feet and one story of retail. The first floor retail, built into a cast-in-place concrete structure, includes frontage on three different streets and includes restaurants and clothing retailers. The exterior takes cues from surrounding historic structures. First floor façade utilizes brick, metal and glass in a modern interpretation of the historic cast iron storefront system. All parking is located below grade in a two-level below ground, cast-in-place parking structure.

The upper five stories are wood framed and the exterior is a combination of brick, metal panel and stucco. The project also includes significant amenity areas including club room, computer room, study areas, fitness room, a pool and courtyard living spaces.
